Split system air conditioners are a popular air conditioning unit that consists of a wall mounted indoor unit that blows cool (or warm) air into the room; and an outdoor condenser unit designed to dispel the heat generated through the cooling process allowing you to adjust the room temperature accordingly. Refrigerants are used to cool or heat the air which is drawn through a filter to ensure air is clean, fresh and healthy.
When a split system unit is not regularly cleaned and serviced it becomes prone to dust build up and is a breeding ground for bacteria and mold. As the bacteria and mold continues to grow on the coils, fans, filters and drain pan of the air conditioner, the contaminants begin to affect the overall air quality resulting in harmful allergens being circulated through the room. These allergens are especially harmful to individuals who suffer from asthma, hay fever, sinus problems, respiratory illnesses, eczema and other health issues. A build-up of dirt, dust, grime and mold on the fan barrel, filters and in the coils will also cause an increase in power consumption which will result in an increase in your power bill.
If you have a Split-Type AC that is dripping, it is often an indication that the AC is due for a deep cleaning (though we also often find that ACs and/or drainage lines have been poorly installed, which can lead to more frequent blockages than what would be considered ‘normal’. The Premium Split System Air Conditioner Cleaning is a deep cleaning process designed to rid your unit of all particles, dirt, grime, algae, bacteria and harmful mold spores that affect your health and your units’ ability to run efficiently.
What does the Split System Air Conditioner Deep Cleaning consist of?
1. Check and test each Air Conditioner prior to cleaning (We don’t clean air cons that are in need of technical repairs).
2. Place protective coverings wherever may be required; over delicate flooring/furniture/belongings below or in close proximity to the air conditioner unit
3. Take a video clip of the condition of cleanliness of the various components of the AC – this typically includes the coil, the fan barrel, the fan housing, the drainage pan, and the drainage line (if accessible).
4. Remove and thoroughly clean all filters
5. Remove and wash casings and components such as louvers and vanes. Remove and wash the drain pan (wherever it is possible to remove the drain pan – some models have a ‘static’ drain pan which cannot be easily removed, however, this can still be cleaned thoroughly whilst remaining attached to the unit)
6. Physically treat and clean the coils, the fan barrel and fan housing, and pressure rinse with clean water until all contaminants are removed from the entire system
7. Check and flush the drainage line to minimize the possibility of future blockages (we recommend that AC’s are deep cleaned bi-annually to ensure that drainage lines don’t accumulate hardened algae – see here and here
8. Reassemble all components
9. Dry any excess moisture on or around the air conditioning unit
10. Test unit
11. Clean up any mess from all work completed
12. Follow up by sending clients Before & After clips of the condition of each individual unit and advise a recommended cleaning schedule (some AC’s in your home or office may need to be cleaned more frequently than others – please seeherefor further information).
* Please note that cleaning of the external Condenser Units is not included in the pricing. Condenser units are often inaccessible, and they do not require the same frequency of cleaning that the indoor units do. Quotations for condenser units are provided upon request only, and the price per unit varies depending upon their accessibility as well as several other factors that must be taken in to account
** Please note that chemical flushing of drainage lines is not included in the standard operating procedure for AC cleaning as it is a dangerous process and it requires considerably more time – particularly for shared drainage line installations. As standard operating procedure, drainage lines are flushed with high pressure water only. If you are suffering from frequent drainage line blockages, this is likely due to installation issues and/or the long term development of calcified algae within the drainage line(s) which has constricted the drainage line(s) and reduced their diameter. 5 Signs that your Split Type Air Conditioning unit needs a professional clean
- You have a high energy bill. Help reduce your power costs! A clean air conditioner is much more efficient thus it consumes considerably less energy.
- There is weak air flow coming from your unit. If you have turned your unit on and notice that it isn’t very powerful, this could mean that your fan or fan barrel needs a clean and/or the filters and coil are dirty – all of which will restrict airflow. The less air being circulated through the room, means the longer it takes to cool the room down or heat it, therefore using a great deal more energy.
- The air coming from your unit has an unpleasant smell. If you can smell a musty odor coming from your unit when you turn it on, this means your unit has a build-up of dirt, mold and bacteria which circulates through the room each and every time you turn on your unit.
- Your health is being affected. Clean air can help anyone who suffers from asthma, allergies, hay fever and ongoing sinus problems.
- Your unit isn’t running as efficiently even though the filters are clean. Keeping your filters regularly cleaned assists greatly with the efficiency of the unit and reduces the amount of dirt getting into the air conditioner – however, the filters only represent the first line of defense for your unit. It is inevitable that the internal components of all air conditioning units will get dirty over time.
Top Tip: Regular cleaning of your air conditioning units can increase their life span significantly – ultimately saving you thousands of dollars in replacement costs.
Please note: AirCare Solutions pricing for the deep cleaning of standard Split-Type ACs is not impacted by the horsepower (BTU) of the AC systems – with the exception of older model (mostly) 3HP Split-Type ACs. The dimensions of these 3HP ACs requires that we utilize custom-made wastewater catchment bags.
As a general rule of thumb, if a Split-Type AC cannot fit a standard wastewater catchment cradle underneath (see sample photo below), AirCare Solutions reserves the right to apply a $300 surcharge for the additional time, labor, and operating equipment required to clean ACs that are installed in such a way.
Surcharges for unnecessarily complex models of split-type AC that require approximately twice as much time to deep clean: Unfortunately some HVAC manufacturers have taken a page from the Build for Profit not for Longevity Playbook of the automotive industry. The standard fee for the deep cleaning of each different type of AC system is derived from several factors – with the most important being the time required to completely dismantle, clean, and reassemble.
Deep cleaning of the specific models listed below will incur a nominal surcharge of $300 per AC. We consider the surcharge to be nominal owing to the fact that these ACs require approximately twice the average amount of time that is required a typical split-type AC system. The below list is updated from time to time, and will continue to grow as additional models are identified and assessed.
