How frequently your air conditioning systems need to be cleaned is dependent upon several environmental factors Air conditioner units that are located in or near the kitchen (as well as air conditioners that are located in the same room as an ‘open kitchen’) often need to be deep cleaned more frequently than the other units in your home. This is due to the vapors and oils that are emitted during various cooking processes which will unavoidably be drawn into the air conditioner unit if it is operating when you are cooking. One only needs to note the significant build up of oils on your range hood and other kitchen surfaces to understand how this occurs.

When an air conditoning unit begins leaking, 99% of the time it's the result of a blocked drainage line. Besides the cooling function, an air conditioning system is also very effective at removing moisture from the air to provide a comfortable environment. The moisture collected must go somewhere, it does not simply disappear. As the HVAC system removes moisture from the air, it collects as condensation on the evaporator coil that then drips into the drain pan. The liquid then travels through the condensate drain pipe to connect with the main plumbing to be dispelled. The condensation created by the system can be filled with dust particles as well as bacteria, and this leads to a build up of algae in the drainage line. 

When the coils of an external condenser unit are laden with mold, dust, and other contaminants, it’s ability to transfer latent heat to the atmosphere is significantly reduced – the results of this are reduced overall performance of the AC system, less cool air, and increased energy consumption.
